We’ve received a few contracts with inspection contingencies. That’s a blast from the past! I think it’s fabulous for our buyers to see some opportunity to get under contract. However, we are still seeing bidding wars.
So, I wanted to touch base on the inspection piece because we’re just sort of all out of practice. And it’s essential to communicate with your loan officer if any issue arises during the inspection so we can put the appraisal on hold.
Generally, we will order the appraisal immediately because we want to keep the timing moving forward. If you see that the transaction might not move forward, please communicate immediately so the buyer can avoid the appraisal cost. If the appraiser goes out to the property, there might be some issues.
Just tell your loan officer to hold off on ordering the appraisal, and then communicate when everything’s good.
