Hello Realtors hope you’re having a great week. This week’s tip is around the hot water heater and carbon monoxide detectors. Those are things that are required to be documented on every single appraisal. It does not matter if it’s an FHA loan, a VA loan a conventional loan or jumbo, everybody requires that the hot water heater be double strapped and smoke detectors and carbon monoxide detectors be present in the house.
So if you are listing a property might as well just double strap the hot water heater before you go live. If you’re a buyer’s agent on the transaction, then please be proactive with the listing agent to get the hot water heater double strapped before the appraiser shows up. Because if we received the appraisal report and it shows that the hot water heater is not double strapped, or there aren’t covered monoxide detectors, then that then that has to get fixed prior to close and it creates a whole bunch of emails and correspondence and pictures and then can you open the pictures and all of that.
