Time Your Summer Vacation to Coincide with Your Purchase

Hello House Hunters. Here we are moving into summer, at least the summer months by what we see on the calendar, even if I’m in a long sleeve shirt, and it’s bloody cold outside. But I want to talk about summer vacations and how they relate to house hunting. Because there are times that you need to be in town when you’re buying a house. Obviously, when you first find the house, typically you see it in person. But even that can be done from afar if your realtor talks about it and sends you videos and pictures, but you need to be able to send your loan officer updated documentation. Even with your pre approval complete and an underwritten, there are still documents that are going to need to be updated and gathered. After you are under contract, such as possibly updated pay stubs, you’re going to need to set up your insurance, things like that. So ability to upload documents and E sign disclosures that needs to be something that you’re able to do. And then when it comes to signing your loan documents that typically happens two days before closing. So whatever closed date you put on the purchase and sale contract, you need to make sure that you are in town two days before that to sign loan documents. And that is true for everybody who is on title even if only one person is on the loan. But say your spouse or somebody else is on title. Both of you need to be or everybody needs to be able to sign those documents in person because they need to be notarized. So when you are looking at your summer and you’re looking at buying a house, please communicate with your loan officer dates of any vacations so that you are not caught in a pickle.
